In execution of a Deed of Trust dated April 25, 2007, recorded in the Clerk’s Office, Circuit Court, Southampton County, as Instrument Number 070001969 , the undersigned will offer for sale at public auction the property described in and conveyed by said Deed of Trust, being known and designated as: ALL OF THAT certain lot or parcel of land, with all improvements thereon, lying, being and situate in the Town of Branchville, Southampton County, Virginia, bounded on the north by Broad Street (formerly known as Goodwyn Street); beginning at a stake at a point where Broad Street intersects Hall Street on the southwest, running west along the said Broad Street about 75 feet to a stake; thence south 60 feet to a stake; thence north along Hall Street to the point of beginning, and being in all respects the same lot or parcel of land conveyed to S.T. Boothe by Town of Branchville by deed dated March 11, 1930, and recorded in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, in Deed Book 71, page 295.

Sale shall take place on January 28, 2016, at 12:00 noon at the front entrance of the Circuit Court building, Southampton County, Virginia. Sale shall be subject to all matters of record lawfully affecting the title to the property. The property will be sold “as is” without any guaranty or representation as to condition or title and will be subject to such other terms and conditions as may be announced at the sale.

The successful bidder may be required to deposit 10% of the sale price in cash or by cashiers or certified check at the time his bid is accepted. Settlement in full shall take place within 10 days of sale and shall be in cash or by cashiers or certified check.
