In accordance with a Deed of Trust in the original principal amount of $90,450.00 dated February 9, 2009, recorded among the land records of the Circuit Court for SOUTHAMPTON COUNTY as Instrument No. 090000460 on February 18, 2009, the undersigned appointed Substitute Trustee will offer for sale at public auction on the courthouse steps at the front of the Circuit Court building for SOUTHAMPTON COUNTY located at 22350 MAIN STREET, COURTLAND, VA 23837 on September 02, 2015 at 11:00 AM, the property with improvements to wit:

ALL that certain piece, parcel or lot of land, together with improvements thereon, lying and being situate in Drewryville Magisterial District, Southampton County, Virginia, fronting on Virginia State Route #615 and more particularly shown and described on a “Plat of Survey of Lot For Conveyance to Robert W. Edwards”, dated March 27, 1980, which plat is of record in the Clerk`s Office of the Circuit Court for Southampton County, Virginia, as Instrument #050001711, page 137 said lot being designated as follows: Beginning at a point on Public Road Route 15 at the point marked by an iron and stake on the southwest corner of a lot now or formerly owned by Robert W. Edwards, Jr. and the southeast corner of the lot herein conveyed, and running N 56″ 57` W along the right-of-way of said Route 615 for a distance of 119.7 feet to a stake; thence N 59″ 53` W along said right-of-way a distance of 185 feet to an iron spike; thence N 30″ 07` E a distance of 235.5 feet to an iron set; thence S 59″ 53` E a distance of 185 feet to an iron set; thence 56″ 49` E for a distance of 139.5 feet to an iron set; thence S 34″ 56` W for a distance of 235 feet to the Point of Beginning.

BEING the same property as conveyed to Roger L. Freese by deed dated July 25, 2006 from Robert W. Edwards and Peggy F. Edwards, husband and wife which deed is of record in the Clerk`s Office aforesaid as Instrument #060003361, page 100.

AND further described in the above Deed of Trust. (Tax Map No. 66-38D )

TERMS OF SALE: A bidder’s deposit of $15,000.00 or 10% of the sale price, whichever is lower, shall be required at the time of sale in the form of cash, certified or cashier’s check payable to Substitute Trustee. The balance of the purchase price shall be due within fifteen (15) days of sale, otherwise Purchaser’s deposit may be forfeited to the Substitute Trustee. Additional terms to be announced at sale.
