In execution of a Deed of Trust dated October 12, 2006, recorded in the Clerk’s Office, Circuit Court, Southampton County, as Instrument Number 060004641, the undersigned will offer for sale at public auction the property described in and conveyed by said Deed of Trust, being known and designated as: ALL THAT certain tract, piece or parcel of land lying and being situate in Berlin-Ivor River Magisterial District, Southampton County, Virginia, containing by estimation 82.06 acres (82.06A), being the same more or less, and known as old A. Holden Stephenson 90 Acre Tract on State Route 601, known as the Kello’s Mill Road as well as the Wakefield Millfield Road by which the tract is bounded on the North and East; bounded on the South by Union Camp Corp., and on the West by Union Camp Corp. and Stephenson’s Farm, Inc.

Sale shall take place on March 7, 2016, at 11:15 a.m. at the front entrance of the Circuit Court building, Southampton County, Virginia. Sale shall be subject to all matters of record lawfully affecting the title to the property. The property will be sold “as is” without any guaranty or representation as to condition or title and will be subject to such other terms and conditions as may be announced at the sale.

The successful bidder may be required to deposit 10% of the sale price in cash or by cashiers or certified check at the time his bid is accepted. Settlement in full shall take place within 10 days of sale and shall be in cash or by cashiers or certified check.
