In execution of a Deed of Trust recorded in the Clerk’s Office of Southampton County Circuit Court, as Instrument number 080003063 and default having occurred in the payment of the Note secured thereby, at the request of the holder, the undersigned Trustee will offer for sale at public auction at 11:00 A.M. on June 13, 2016, on the front steps of Southampton County Circuit Court, 22350 Main Street, Courtland, Virginia, the property set forth in the deed of trust and briefly described as follows:

All that certain tract or parcel of land situate, lying and being in the Town of Courtland, Southampton County, Virginia, as shown on that certain plat recorded in Plat Book 10, page 21, conveyed to Gurney B. Cowling and Chesley T. Cowling by deed dated the 16th day of October, 1968 from Southampton Development Corporation and recorded in the Clerk’s Office of the Circuit Court of Southampton County, Virginia, in Deed Book 185, page 729 and therein described as follows:

“All that certain rectangular parcel of land having the following dimension: 27 feet on the northeast; 247.10 feet on the southeast; 27.08 feet on the southwest; 245.04 feet on the northwest; as shown on that certain plat entitled: “Plat showing property for Va. ABC Board, located in the Town of Courtland, Southampton County, VA. Scale: 1” =50’; dated October 11, 1968, S. V. Camp & Associates, Certified Land Surveyors, Courtland, VA F. B. No. 42” (recorded herewith and made a part hereof).

TERMS: A deposit of $5000.00 by cashier’s check or cash is required. Settlement to be held within fourteen (14) days at which time the balance of purchase price is to be paid by cashier’s check or wired funds. Time is of the essence. Subject to such other terms as are announced at the sale.
